Cold storage is hot — and it will stay that way for a while Cold storage facilities are gaining attention as a key real estate asset due to changing consumer habits and industry needs, including grocery shopping, restaurant operations, and pharmaceutical storage.
The demand for refrigerated storage space and food prep areas is surging, with Colliers predicting a 13.2% annual growth rate for the cold storage sector through 2030.
Related, a global real estate company, has launched a $1 billion business, RealCold, to develop new cold storage facilities, indicating significant investment interest in the sector.
Building cold storage warehouses is more complex than standard industrial spaces, with only a few experienced builders in the field.
The limited number of builders and the complexity of construction slow down the pace of new cold storage development and retrofits.
The current average age of cold storage spaces is 43 years old, highlighting the need for modernization and the potential for growth in this specialized real estate asset class. (link)
